Basement mold and wet basements in Buffalo
A Buffalo basement gets wet two ways: meltwater pushing through the walls in winter, and humid summer air condensing on cool block. Fixr puts basement mold removal at $1,500 to $4,000. The removal is the short part of the job. Keeping the walls dry afterward is the long part.

Why this is a Buffalo problem
Start with the houses. 59% of homes in the city's ZIP codes were built before 1940 (Census ACS 2020-2024), and in Elmwood Village and the Upper West Side it's three in four. Those basements have stone or early block walls with no exterior waterproofing and nothing under the floor. Many of them also sit under two flats, which means two households' laundry and two households' storage against the same damp wall.
Then the weather. By our count of NOAA records at the airport, Buffalo averages 11.9 thaw days a year, when rain lands on snow cover or the pack melts fast. December averages 3.6 of them and January 3.4. The ground a foot down is often still frozen on those days, so the water runs along the surface to the house and into window wells. In summer it's humidity: about 44 days from June through August with a dew point of 60°F or more, which is warmer than a basement wall sitting against cool soil.

Reading your basement
- White, chalky crust on the block (efflorescence). Salt left behind by water moving through the wall. Harmless in itself, and a map of where the water is.
- Black or green spots on paneling or drywall. Mold on material that stayed damp. Look at the back side; it's usually worse.
- Fuzzy white growth on joists or stored boxes. Often from humid air rather than a leak.
- A musty smell and nothing visible. Check behind finished walls and under carpet.
Fix the water first
In rough order of cost, cheapest first: extend downspouts several feet out and regrade so soil slopes away from the wall; clear and cover window wells before winter; run a dehumidifier from June to September and drain it to the floor drain; test the sump pump in November, not during the first thaw. Interior drain systems and exterior excavation are the expensive end. If someone quotes a big waterproofing job, ask what the water source is and how they know.

Removal, and what it costs
Finished basements cost more because the finishes usually come out. Unfinished ones are often a matter of cleaning block and joists and throwing away whatever was stored against the wall. Fixr lists basement mold removal at $1,500 to $4,000. Over 10 square feet, New York requires a licensed assessor's plan, a licensed remediation contractor and a clearance check. How the license rule works.
If you rebuild, don't put drywall tight against bare block. Leave a gap, use materials that tolerate moisture, and keep the dehumidifier.
Questions Buffalo homeowners ask
Is basement mold normal in old Buffalo houses?
Some efflorescence and a damp smell in summer are common in prewar basements. Active growth on drywall, paneling or stored things isn't something to live with. It means water is getting in faster than it leaves.
Does flood insurance cover my basement?
Very little of it. New York's Department of Financial Services notes that flood policies cover little in a basement, and homeowners policies exclude flood and usually exclude sewer or sump backup unless you added a water backup endorsement.
Should I paint the walls with waterproofing paint?
It can slow dampness on a wall that's only a little wet, but it won't hold back water under pressure, and painting over mold just hides it. Fix the drainage, clean the wall, then decide.
